April 18, 2011 - 10:15 AM Deck Staining Plans Spring 2011 **Homeowners, please provide this information to your renters** The decks of our community are going to be stained this spring. This project will be ongoing between mid-April and June. This is a major improvement project and your assistance would be greatly appreciated. We have contracted this project with Dave Jimney, who is also our painting contractor. He will provide a schedule so that homeowners will know when their decks will be done. The schedule will be posted on the website prior to the start of this project. This schedule is weather dependent and some variations may apply. Every effort will be made to update homeowners to any changes. Buildings 22, 23, & 24 will be done first. Gil and other board members will check deck boards and identify any damaged boards that need to be replaced by Dave prior to staining. He will be staining decks on one side of the unit at a time to allow access to each unit via the other entrance. Upstairs decks will be done from the outside; therefore, access to the interior of the unit will not be necessary. A solid color will be used to ensure uniformity throughout the community. Dave recommended using a lighter color in order to reflect more ultraviolet rays. The Board has selected a color based on his recommendation and is going to test a section of decking to ensure that the color is appropriate. The product selected is oil-based and as such, residents will not be able to walk on the deck for at least 24 hours and will need to keep furniture, pots, etc off for 2-3 days. This will allow the stain to dry properly. Residents MUST understand that it is imperative to wait until the decks are completely dry before putting things back on the deck. Signs will be posted as reminders. To aid in this process, please ensure that all items from your deck are removed prior to staining. These items can be placed on the common areas and again, will need to remain off of the decks for 2-3 days to allow the decks to dry completely. Please remove and protect any fragile items like chimes/ornaments, etc and keep this project in mind when deciding on flower pots/accessories that might become heavy to move. Dave has agreed to remove heavy items for those residents who are not able to remove them. They will be power-washing each deck prior to staining. Residents must have their outside water turned on so that Dave will have access to water. A Clorox bleach solution will be used to clean the decks thoroughly. It might be prudent to close your windows during the power-washing process. Hedges/bushes within close proximity to the decks will be trimmed an appropriate distance (approximately 18”) so that Dave will be able to properly stain. In addition, spring planting around Building 23’s decks will be postponed to avoid damage to the new plants. Lattice work below the decks will not be done. Dave stated that our lattice work is too fragile to withstand the power wash requirement and therefore is not able to be effectively stained at this time.
